Buying your property is probably the largest single investment you will make in your lifetime; it is also widely regarded as one of the most stressful times of life! Our aim at Rollasons is to make your transaction as straightforward as possible, and to ensure that we deal with your Conveyancing efficiently and quickly (unless a delay is in our client’s interests!). Historically the Conveyancing process has been a slow and tedious one. In the modern age this is not acceptable. We embrace state of the art technology. Internet resources enable us to co-operate faster and communicate quicker. We have access to the National Land Information System on the Web which speeds up many stages of the transaction. In addition we have a computerised case management system. If your solicitor is with clients another member of the team should be able to update you using the system and provide you with details of issues raised and outstanding. That said we pride ourselves on being part of a friendly small town firm. We hope that you will never feel that you are just another number. The case management system is there to assist you and us and is only part of the excellent personal service we provide. The purpose of this section is to set out how the Conveyancing procedure works. We appreciate that the Conveyancing system is not “customer friendly” and we hope this section will help you to understand what is involved and what we are actually doing for you! Fundamentally our job is to ensure that the property you are purchasing has a good and marketable title, both for your benefit and that of your mortgage lender. You will at some stage in the future wish to sell your new property! Amongst other things this involves us checking that the property you are buying has all the necessary rights for you to use services, roadways and shared accesses; that there are not any onerous restrictions prohibiting your intended use of the property; and that the property has not been extended or altered in breach of local authority requirements. We must ensure that all outstanding enquiries have been answered by the other parties’ solicitor. We must also ensure that all your searches are received and are satisfactory – we cannot assume that there will not be entries on the searches which require further investigation. On receipt of your mortgage offer we have to ensure that all mortgage conditions are satisfied and that adequate notice is given to obtain funds for completion.
Sometimes also we need your help in establishing friendly relations with the other parties in the chain and in chasing your mortgage offers and insurance arrangements.
